The questions Treasure Coast homeowners ask before they call
Spring, opener, impact door and section prices, which jobs are safe to do yourself and which are not, licensing and insurance, permits, the hurricane label, associations and the night-time phone. Anything missing, ask when you call.
How much does a garage door spring replacement cost here?
In 2026, one torsion spring fitted runs about $220 to $380 and a matched pair $320 to $560 on a two-car door. High-cycle pairs rated for 20,000 to 25,000 openings are $420 to $700, and a galvanized or coated pair adds $40 to $90, worth it within a mile or so of the lagoon or the ocean. Extension springs with safety cables are $200 to $380 a pair. The technician confirms the figure at the house before touching anything.
What does an impact-rated garage door cost?
A 16-by-7 impact-rated steel door installed runs roughly $3,800 to $7,500 and up in 2026, against $2,200 to $3,800 for a wind-rated insulated door that meets the design pressure but is not missile-tested. Impact glass in the door adds $400 to $1,200. The permit, the Florida Product Approval and the design-pressure label are part of the job, and the My Safe Florida Home grant can match two dollars for each of yours, up to $10,000, when the program is funded and your home qualifies.
How much is garage door opener installation?
A belt-drive opener with battery backup, the usual recommendation on this coast, is $600 to $1,000 installed. Chain-drive units for a detached garage or workshop are $450 to $750, and a wall-mount unit with battery backup is $850 to $1,400 and needs a torsion-spring door. Battery backup alone is about $100 to $150 of that, and it is the part you will be glad of after the next storm.
My door came off the track. Can I fix it myself?
Please do not, if a cable is slack or dangling. A loose cable means the spring is still wound and the drum is free; forcing the door can let it fall or let the shaft spin. Unplug the opener, keep everyone away from the door, and call. A reset with new cables and rollers is $400 to $750 and usually done the same visit.
How do I line up the safety sensors?
Each photo-eye has a small light. With the door open and the opener plugged in, loosen the wing nut on the eye whose light is off or flickering, swivel it slowly until the light holds steady, and tighten. Wipe both lenses first; a cobweb is enough to block them. If the eye faces west and fails only in the late afternoon, it is sun glare, and a shade or a sensor swap fixes it. If both lights are out, the problem is the wiring or the opener, which is a technician's job.
What does it cost to replace a dented garage door section?
A bottom section on a 16-foot door, supplied and fitted, is $450 to $850 in 2026, and $300 to $600 on a single-car door; middle and window sections run $350 to $750. The catch is availability: the technician needs the door's model, and if the manufacturer no longer makes it, or two or more sections are damaged, a new door is almost always the better spend.
What is the best lubricant for garage door springs?
A silicone or lithium spray made for garage doors, applied lightly along the torsion spring, the hinges and the roller bearings twice a year, more often near salt water. Never use WD-40 as a lubricant; it is a solvent that strips what little grease is there and leaves the steel bare. Never grease the track itself; the rollers should roll on a clean, dry track.
What maintenance can I do myself, and what should I leave alone?
Safe: wiping the photo-eyes, lubricating hinges, rollers and the spring coils, tightening the hinge bolts on the sections, replacing the bottom seal, and the monthly reverse test with a scrap of two-by-four under the door. Leave alone: anything involving the springs, the cables, the drums or the bottom brackets, which are under tension even when the door looks still. If the door is heavy to lift by hand with the opener disconnected, stop and call.
Are you licensed and insured?
The technicians carry general liability and workers' compensation, and the certificate can be sent before anyone arrives. On licensing, Florida does not license garage door repair as such. New doors and full replacements are installed by a contractor holding a Florida state license through the DBPR, who pulls the permit; since July 1, 2023, the City of Port St. Lucie no longer issues its own garage door installer registration. We never quote a license number that is not the installing contractor's own.
How quickly can someone come?
A door that will not open or close is a same-day call whenever the schedule allows, and a car trapped inside or a door stuck open goes to the front of the queue. Everything else is usually within a day or two. The phone is picked up around the clock; a technician calls back to confirm the window.
Is there a charge just to come out?
The trip and diagnosis is $79 to $129 in daytime hours, $149 to $229 for evenings, weekends and holidays, and it is credited against the repair when you go ahead. You pay it on its own only if you decide not to proceed. Quotes for new doors, openers and screens cost nothing.
Do I need a permit to replace my garage door in Port St. Lucie?
Yes. A new door or a full replacement is a building permit in the City of Port St. Lucie, in unincorporated St. Lucie County and in Martin and Indian River counties, with a design-pressure calculation and the door's Florida Product Approval attached. Repairs to springs, cables, rollers, openers, sensors and single sections need no permit. The installing contractor pulls the permit and shows it as its own line on the quote.
How do I know whether my door is hurricane-rated?
Look on the inside of the door, usually on an end stile or the back of a section, for a label giving positive and negative design pressures in pounds per square foot and a test standard such as ANSI/DASMA 108 or ASTM E330. No label almost always means no rating, which is typical of doors installed before about 2006. Do not peel the label; an inspector or insurer will want to read it.
Does my association have to approve a new door?
In Tradition, Verano, PGA Village, the St. Lucie West neighborhoods, the gated Palm City communities and most of the newer subdivisions, yes: style, color and windows, sometimes screens as well. The quote shows the submittal as its own item and the door is not ordered until the committee has signed off.
Do you really pick up at night?
Yes, every hour of every day, hurricane nights included. The first voice you hear is our automated receptionist, which takes your name, number and what the door is doing; a technician then calls you back to set a time, the same day for a door that will not open or close.
Do you cover Vero Beach and Fort Pierce, or just Port St. Lucie?
Both, and the towns between. Fort Pierce and Lakewood Park are a short run up US 1; Vero Beach is about 25 miles north and is covered daily. South, the technicians work Jensen Beach, Stuart, Palm City, Port Salerno and Hobe Sound. Each has its own page.
